Living Room Design Red And Black

A former gin distillery, a house with an indoor climbing wall and a stack of corrugated tubes are among London's nominations for house of the year. 

The stunning properties on the shortlist also include a striking red-brick house to replace an older terrace and a penthouse converted from a water tank on the roof of a building. 

The developers included their children in the design of one of the homes, prompting the construction of an indoor climbing wall and a fireman's pole to slide back down.  

There were 93 nominations in total, with all the shortlisted properties will visited by a jury. The winners will be announced at a ceremony at the Royal Institute of British Architects on Tuesday, May 15. 

If they are successful, they will be considered for a RIBA National Award in recognition of their architectural excellence, the results of which will be announced in June. 

Gin Distillery, Whitechapel

A Victorian distillery in East London has been transformed a spacious family home.

A black steel staircase at the back of the home emerges into a sun-filled landing with two 'cabin style' bedrooms and a bathroom with Scandinavian redwood ceilings, according to the developers. 

The enclosed terrace connects to the bedrooms and allows for a tranquil outdoor escape from the bustle of surrounding Whitechapel, they said.

Water Tank, Keeling House, Bethnal Green

This one-bedroom penthouse has been converted from the former water tank on top of Keeling House, developers say.

The 16-storey block was built in 1957 with a water tank on the roof, but the utility structure has been transformed into a colourful property with a bedroom on the 18th floor. 

It has just been completed and is being sold for the first time. It faces east so that you can lie in bed and watch the sunrise, and there is an opening rooflight above for stargazing.

The brief for this new-build in East Dulwich called for a contemporary design, developers say. 

They said the Red House would be an 'assertive piece of architecture' and 'share something of the spirit, solidity, and decoration of the Victorian surroundings without veering towards any kind of inauthenticity'. 

The warm red brick used, and which gives the house its name, is evident as a highlight brick in the existing terrace, but is used here as the main building material to create impact, they said.

The owner of this property was an enthusiastic patron of contemporary architecture and encouraged the developers to design a building of its time in contrast to the predominantly faux classical villas of the neighbourhood.

With only a glazed entrance rotunda at street level, the design allows clear views from the street through to the green landscape and woodland beyond. 

The rotunda contains a private inner staircase which links the garden level to the second floor and a winding processional stair linking the street level entrance to the living space at garden level.

The roof of the garden level living space is lawn and two rooflights, one in the shape of an eye, the other a crescent, let daylight and sunlight in to the depth of the lower level spaces and views from the interior to the trees and sky.

Scenario House, Stoke Newington

This property was purchased with the intention of completely renovating, extending and adapting it to the scenarios of our the developers' own family life. 

The main design challenge was finding a way of connecting the front part of the house, which originally had two separate Victorian reception rooms with the basement level, a full floor height below. 

The developers created a split-level open double reception, connected to the kitchen and garden floor by an angled glazed roof extension and a ‘floating’ library feature leading up to the bedroom floors. 

The designers' children took a central part in developing both the brief and the design of their own bedroom, resulting in a climbing wall leading to a ‘secret space’ at the eves of the single pitch original house extension.

Vex is a curved, fluted concrete house in Stoke Newington, inspired by music and described as an 'an unusual collaboration between the architects and musician/composer Scanner'.

Music and architecture both take as their starting point Eric Satie’s ‘Vexations’ – a looping, repetitive piano work which lasts around 18 hours in continuous performance.

The building is a three-storey studio house with top floor living spaces and a roof terrace accessed via a glazed roof pavilion.
