It was anything but simple for Leonid Melnychuk.

The founder of Sacramento’s Olenka Builders was one of several experts tasked with adding square footage and enhancing the living experience at 560 Summit Ave. in Mill Valley. Their efforts resulted in voluminous public rooms and luxurious amenities within a six-bedroom trilevel boasting around 4,900 square feet of living space and striking views of mature redwoods.

Multiple complications presented themselves during the two-year renovation that commenced in 2012. A previous owner created a massive mound on the hillside estate after renting a backhoe and pushing tons of dirt up the slope. The team’s first task: Hauling away all that soil while stabilizing the hillside.

That alone took more than six months.

Architect Paul R. Williams, whose Period Revival estates are among the greatest in Los Angeles, designed this Ontario residence in the modernist style popularized after World War II.

“I’ve never been a part of anything like that before,” Melnychuk said. “But we had a geotechnical engineer in the planning stage, so we knew from the start the hill was going to be a problem.”

Erecting a retaining wall is one thing. Making it aesthetically pleasing presents a problem all its own.

“The challenge was to build this 12-foot high retaining wall yet make it look nice,” Melnychuk said. “So we placed planters in the middle that break up the wall’s mass.”

Additional hurdles lay ahead.

Zoning regulations stipulated they couldn’t raise the height of the existing roof. So the team opted to dig down instead, adding 2 feet to the ceiling height through excavation.

With those questions answered, the team focused on aesthetics.

Realtor Kimberly Strub of Coldwell Banker played an instrumental role in selecting the finishes, Melnychuk said.

“We were fortunate to have her on board,” he said. “She’s good with design and brought lots of experience.”

Now the luxury estate features wide-plank hardwood flooring, European-style kitchen cabinetry, walk-in closets in every bedroom, a library whose two-sided gas fireplace accents the living/dining room and a family room with a kitchenette on the lower level that opens to a balcony.

The owner’s suite includes a walk-in closet with custom built-ins, as well as a spa bathroom with a freestanding soaking tub and dual vanities that leads to an expansive deck connected to the living/dining room.

“The whole house flows very nicely,” Melnychuk said. “It’s a wonderful location and we really took advantage of views.”
